Why Should Home Buyers Need to Inspect a New Home Construction

In general home buyer will hire a home inspector for a resale home but tend to neglect hiring one for a new home inspection relying on the Builder or the City inspector.  These inspectors either work for the builder or are extremely busy to take the time to thoroughly inspect your home as would a privately hired inspector working for you.

Construction of a new home involve several independent trades who primarily focus is to complete the job as fas as possible to move on to the next project, often at the expense of quality.

What is included in a New Home Construction Inspection?

A new home construction inspection consist of three (3) phases:

  1. Pre Pour: Prior to pouring the foundation concrete.
  2. Pre-Drywall: Prior to installing the drywall.
  3. Final inspection: Few days prior to the Builder’s walkthrough.

Pre-Pour Inspection

During the pre-pour the inspector will verify the builder construction against the engineer blueprint of the home.

  1. Grade beam dimensions,
  2. Formwork bracing and squareness,
  3. Vapor barrier integrity,
  4. Post tension cable number and installation,
  5. Rebar installation pattern,
  6. Number of plumbing and electrical risers, and
  7. Site drainage.

Pre-Drywall Inspection

This inspection occurs before the builder install the drywall over the interior walls.  Inspector will inspect the following items

  1. Floor system,
  2. Wall system,
  3. Roof structural components,
  4. Plumbing, electrical, and rough-in components,
  5. Windows and exterior doors.

Final Inspection

This inspection includes all the systems in the house and is regulated by TREC (Texas Real Estate Commission).
